These Terms and Conditions explain the rules that apply when you access or use the RentRightGH website, property listing tools, communication features, paid services, and related services.

By accessing or using RentRightGH, you agree to these Terms and Conditions. If you do not agree, you should not use the website or services.

1. About RentRightGH

RentRightGH is an online rental platform that helps renters, landlords, agents, and property managers connect through property listings and related rental services. The platform is administered and operated by Esodo LLC, a United States company, and licensed to EKA Realty in Ghana for use in connection with Ghana-based rental services.

For purposes of this Privacy Policy, “RentRightGH,” “we,” “us,” and “our” refer to the operator of the RentRightGH website and services

2. Eligibility

You must be at least 18 years old to use RentRightGH.

By using RentRightGH, you confirm that:

• You are at least 18 years old;
• You have the legal authority to enter into these Terms;
• Any information you provide is accurate and complete;
• You will use the platform only for lawful purposes; and
• If you are posting a listing on behalf of another person, company, landlord, property owner, or client, you have authority to do so.

3. User Accounts

Some features of RentRightGH may require you to create an account.

You are responsible for:

• Providing accurate account information;
• Keeping your login details confidential;
• All activity that occurs under your account;
• Updating your information when it changes; and
• Notifying us promptly if you suspect unauthorized access to your account.

We may suspend, restrict, or terminate your account if we believe you have violated these Terms, provided false information, misused the platform, posted fraudulent or misleading listings, or engaged in conduct that may harm RentRightGH, other users, or the public.

4. Property Listings

Users may be allowed to post rental property listings on RentRightGH.

By posting a listing, you represent and agree that:

• You have the right or authority to advertise the property;
• The listing information is accurate, current, and not misleading;
• The property is genuinely available or expected to be available as described;
• Any photos, videos, descriptions, prices, and contact details you upload are accurate and lawfully provided;
• You will promptly update or remove listings that are no longer accurate or available;
• You will not post fake, duplicate, misleading, discriminatory, abusive, or unlawful listings; and
• You are solely responsible for the content and accuracy of your listing.

RentRightGH may review, approve, reject, edit, remove, suspend, or moderate listings at our discretion. Approval or publication of a listing does not mean RentRightGH has verified the property, ownership, pricing, availability, lister identity, or legal status of the listing.

5. No Guarantee of Listings, Users, or Transactions

RentRightGH does not guarantee:

• That any listing is accurate, complete, available, or lawful;
• That any landlord, agent, property manager, lister, renter, or other user is trustworthy or verified;
• That a property exists or matches its listing description;
• That a rental transaction will be completed;
• That any payment, deposit, viewing, inspection, lease, or agreement between users will be valid or successful; or
• That users will act honestly, lawfully, or professionally.

Users are responsible for conducting their own due diligence before making payments, signing agreements, visiting properties, sharing personal information, or entering into rental arrangements.

Renters should independently verify property details, ownership or authority, payment instructions, lease terms, and the identity of landlords, agents, or property managers before making any commitment.

6. Renter Inquiries and User Communications

RentRightGH may allow renters or other users to contact landlords, agents, property managers, or listers through inquiry forms, contact buttons, email, phone, WhatsApp, or other communication methods.

By submitting an inquiry, you understand that your contact details and message may be shared with the relevant lister or property contact.

Users are responsible for their own communications and interactions. RentRightGH is not responsible for user communications, negotiations, viewings, property inspections, payments, deposits, lease agreements, disputes, or offline interactions between users.

7. Payments and Paid Services

RentRightGH may offer paid services, including featured listings, promoted listings, subscriptions, verification services, advertising, or other paid features.

By purchasing a paid service, you agree to pay the applicable fees shown at the time of purchase.

Payments may be processed by third-party payment providers. We do not intend to store full debit card, credit card, or mobile money credentials. Third-party payment providers may have their own terms, privacy policies, fees, processing timelines, and dispute procedures.

Unless otherwise stated at the time of purchase:

• Fees are charged in the amount displayed before payment;
• Paid listing or promotional services begin after successful payment confirmation;
• Fees are non-refundable once the paid service has started, except where required by law or expressly stated by RentRightGH;
• We may change pricing, packages, features, or payment terms at any time for future purchases; and
• We may refuse, suspend, or remove paid listings that violate these Terms, even if payment has been made.

Payment of a fee does not guarantee renter interest, inquiries, leads, property views, successful rental, or any specific business outcome.

8. Verification, Moderation, and Fraud Prevention

RentRightGH may review accounts, listings, inquiries, reports, complaints, supporting documents, or account activity to reduce fraud, scams, misuse, or policy violations.

We may request information to help confirm listing ownership, agency authority, account legitimacy, or compliance with these Terms.

However, any verification, review, badge, approval, or moderation action by RentRightGH is not a guarantee that a listing, user, property, landlord, agent, property manager, or transaction is safe, accurate, lawful, or free from risk.

We reserve the right to reject, remove, suspend, or restrict any account, listing, inquiry, or content that we believe may be fraudulent, misleading, unlawful, harmful, abusive, or inconsistent with these Terms.

9. Prohibited Conduct

You agree not to use RentRightGH to:

• Post fake, misleading, inaccurate, duplicate, or unauthorized listings;
• Advertise properties you do not have permission to list;
• Impersonate another person, company, landlord, agent, or property manager;
• Collect payments fraudulently or under false pretenses;
• Upload unlawful, offensive, abusive, discriminatory, defamatory, or harmful content;
• Harass, threaten, abuse, exploit, or discriminate against other users;
• Upload malware, viruses, harmful code, or content designed to disrupt the platform;
• Attempt to gain unauthorized access to accounts, systems, databases, or platform infrastructure;
• Scrape, copy, harvest, or misuse platform data without permission;
• Interfere with the normal operation, security, or performance of RentRightGH;
• Violate any applicable law, regulation, third-party right, or contractual obligation; or
• Use RentRightGH for any unlawful, fraudulent, deceptive, or harmful purpose.

10. User Content

“User Content” means any listing, photo, video, description, message, review, document, contact detail, or other content you upload, submit, post, send, or make available through RentRightGH.

You retain ownership of your User Content. However, by submitting User Content to RentRightGH, you grant us a non-exclusive, worldwide, royalty-free license to use, host, store, display, reproduce, modify, publish, distribute, and process that content as needed to operate, promote, moderate, improve, and provide the platform and related services.

You confirm that:

• You own or have permission to use the User Content;
• Your User Content does not violate another person’s rights;
• Your User Content is accurate and lawful; and
• Your User Content does not contain information you are not authorized to share.

We may remove or restrict User Content at our discretion if we believe it violates these Terms or may expose RentRightGH, users, or the public to harm or liability.

11. Intellectual Property

The RentRightGH name, website, design, branding, software, platform features, text, graphics, logos, layouts, tools, and other platform materials are owned by or licensed to RentRightGH, Esodo LLC, or their respective rights holders.

You may use the platform only for its intended purpose. You may not copy, reproduce, modify, sell, lease, reverse engineer, distribute, or create derivative works from the RentRightGH platform or materials without written permission.

12. Third-Party Services and Links

RentRightGH may contain links or integrations with third-party services, including payment processors, maps, social media platforms, communication tools, analytics providers, or external websites.

We are not responsible for third-party websites, services, content, policies, fees, security, availability, or practices. Your use of third-party services is subject to their own terms and privacy policies.

13. Privacy

Your use of RentRightGH is also governed by our Privacy Policy.

The Privacy Policy explains how we collect, use, store, share, and protect personal information when you use the website and related services.

By using RentRightGH, you agree that we may process your information as described in the Privacy Policy.

14. Platform Availability and Changes

We may update, modify, suspend, restrict, or discontinue any part of RentRightGH at any time, with or without notice.

We do not guarantee that the platform will always be available, uninterrupted, secure, error-free, or compatible with every device, browser, or system.

We may perform maintenance, updates, security improvements, or technical changes that temporarily affect access to the website or services.

15. Disclaimers

RentRightGH is provided on an “as is” and “as available” basis.

To the fullest extent permitted by law, we disclaim all warranties, whether express, implied, or statutory, including warranties of accuracy, reliability, merchantability, fitness for a particular purpose, non-infringement, security, availability, and suitability for any rental or business purpose.

We do not guarantee the conduct, identity, honesty, authority, property ownership, listing accuracy, payment reliability, or legal compliance of any user.

16. Limitation of Liability

To the fullest extent permitted by law, RentRightGH, Esodo LLC, EKA Realty, and their respective owners, directors, officers, employees, contractors, affiliates, service providers, and representatives will not be liable for any indirect, incidental, consequential, special, punitive, or exemplary damages arising from or related to your use of the platform.

This includes damages related to:

• Fake or misleading listings;
• Rental scams or fraudulent users;
• Property disputes;
• Payments, deposits, refunds, or failed transactions between users;
• Loss of data, profits, revenue, goodwill, or business opportunity;
• Unauthorized account access;
• Platform downtime or technical errors;
• Third-party services;
• User communications or offline interactions; or
• Any rental agreement, viewing, inspection, negotiation, or transaction between users.

To the fullest extent permitted by law, our total liability for any claim related to RentRightGH will not exceed the amount you paid directly to RentRightGH for the specific paid service giving rise to the claim, or if you paid nothing, the equivalent of GHS 500.

Some laws may not allow certain limitations of liability. In such cases, our liability will be limited to the maximum extent permitted by applicable law.

17. User Indemnity

You agree to indemnify, defend, and hold harmless RentRightGH, Esodo LLC, EKA Realty, and their respective owners, directors, officers, employees, contractors, affiliates, service providers, and representatives from and against any claims, losses, damages, liabilities, costs, and expenses, including reasonable legal fees, arising from or related to:

• Your use or misuse of RentRightGH;
• Your User Content;
• Your listings, inquiries, communications, or transactions;
• Your violation of these Terms;
• Your violation of any law, regulation, contract, or third-party right;
• Any false, misleading, unauthorized, or unlawful listing you post; or
• Any dispute between you and another user.

18. Suspension and Termination

We may suspend, restrict, or terminate your access to RentRightGH at any time if we believe:

• You violated these Terms;
• You provided false, misleading, or incomplete information;
• You posted fraudulent, unauthorized, or unlawful listings;
• Your conduct may harm users, RentRightGH, Esodo LLC, EKA Realty, or the public;
• Your account creates legal, security, operational, or reputational risk; or
• We are required to do so by law, regulation, court order, payment provider, or other authority.

You may stop using RentRightGH at any time. Certain obligations, including payment obligations, disclaimers, limitations of liability, indemnity, intellectual property provisions, and dispute provisions, will continue after your account ends.

19. Complaints, Reports, and Takedown Requests

If you believe a listing is fake, misleading, unauthorized, unlawful, abusive, or otherwise problematic, you may contact us at support@rentrightgh.com.

We may review reports and take action at our discretion, including contacting the lister, requesting supporting information, editing or removing content, suspending an account, or referring matters to appropriate authorities where necessary.

Submitting a complaint does not guarantee that we will remove a listing or take a specific action.

20. Governing Law

These Terms are governed by the laws of the Commonwealth of Virginia, United States, without regard to conflict of law principles, unless mandatory applicable law requires otherwise.

Because RentRightGH is used in connection with Ghana-based rental services, certain Ghana laws, regulations, or legal requirements may also apply depending on the user, transaction, listing, location, or dispute.

21. Dispute Resolution

Before filing any legal claim, you agree to first contact us at support@rentrightgh.com and give us a reasonable opportunity to resolve the issue informally.

If a dispute cannot be resolved informally, the dispute shall be handled in the courts or dispute resolution forum determined by the applicable governing law and any mandatory legal requirements.

Nothing in these Terms prevents us from seeking urgent injunctive or equitable relief to protect the platform, users, intellectual property, security, or business interests.

22. Changes to These Terms

We may update these Terms from time to time.

If we make material changes, we may notify users by posting the updated Terms on the website or by other appropriate means.

The updated Terms are effective when posted, unless otherwise stated.

Your continued use of RentRightGH after updated Terms are posted means you accept the revised Terms.
