Listing Standards

These Listing Standards explain the rules that apply when users post, manage, submit, promote, or update rental property listings on RentRightGH.
RentRightGH is a rental listing platform licensed to EKA Realty in Ghana. The RentRightGH website and related technology platform are developed, administered, and operated by Esodo LLC, a company registered in the United States.
For purposes of these Listing Standards, “RentRightGH,” “we,” “us,” and “our” refer to Esodo LLC in its role as administrator and operator of the RentRightGH website, technology platform, and related services, unless the context clearly requires otherwise.
By posting or managing a listing on RentRightGH, you agree to follow these Listing Standards, our Terms and Conditions, our Privacy Policy, and any other policies posted on the website.
1. Purpose of These Listing Standards
RentRightGH is designed to help renters find rental properties and help landlords, agents, property managers, and authorized listers advertise available rental properties.
These Listing Standards are intended to:
- Keep listings accurate, useful, and trustworthy;
- Reduce fake, misleading, duplicate, or unauthorized listings;
- Protect renters, landlords, agents, property managers, and the public;
- Support a fair and professional rental marketplace; and
- Help RentRightGH review, moderate, approve, reject, or remove listings when needed.
2. Who May Post Listings
You may post a listing on RentRightGH only if you are authorized to advertise the property.
You may post a listing if you are:
- The property owner or landlord;
- A lawful agent acting for the owner or landlord;
- A property manager with authority to advertise the property;
- A company or business authorized to market the property;
- A representative with permission from the owner, landlord, agent, or property manager; or
- Another person with a lawful right to advertise the rental property.
By submitting a listing, you confirm that you have the right and authority to advertise the property and provide the listing information.
3. Accuracy Requirement
All listings must be accurate, current, complete, and not misleading.
You are responsible for making sure that your listing correctly describes the property, including:
- Property type;
- Location;
- Rental price;
- Availability;
- Number of bedrooms and bathrooms;
- Key amenities;
- Property condition;
- Photos or videos;
- Contact information;
- Lease or rental terms, where applicable; and
- Any important restrictions, fees, or conditions.
If any listing information changes, you must promptly update or remove the listing.
4. Property Availability
You should only post properties that are genuinely available or expected to be available for rent.
You must not post:
- Properties that do not exist;
- Properties that are not actually available;
- Properties that you are not authorized to advertise;
- Properties already rented, unless clearly marked as unavailable;
- Bait listings intended only to generate calls or leads;
- Listings with false prices or false availability; or
- Listings designed to redirect renters to unrelated properties or services.
If a property is rented, withdrawn, no longer available, or no longer under your authority to advertise, you must update or remove the listing as soon as reasonably possible.
5. Listing Titles
Listing titles should be clear, professional, and directly related to the property.
Good listing titles may include:
- Property type;
- General location;
- Number of bedrooms;
- Key feature; or
- Rental status.
Examples:
- “2-Bedroom Apartment for Rent in East Legon”
- “Furnished Studio Apartment Near KNUST”
- “3-Bedroom House with Parking in Spintex”
- “Single Room Self-Contained for Rent in Adenta”
Listing titles must not include false claims, excessive punctuation, offensive language, unrelated keywords, or misleading statements.
6. Property Descriptions
Property descriptions should help renters understand the property clearly.
Descriptions should include relevant details such as:
- Property layout;
- Room count;
- Amenities;
- Nearby landmarks;
- Access roads or transport options;
- Security features;
- Utilities;
- Parking;
- Furnishing status;
- House rules, where relevant;
- Lease expectations; and
- Any important fees or conditions.
Descriptions must not be misleading, discriminatory, abusive, offensive, or unrelated to the property.
7. Photos and Videos
Photos and videos should accurately show the property being advertised.
You should upload clear, relevant, and current images of the property, such as:
- Exterior view;
- Bedrooms;
- Bathrooms;
- Kitchen;
- Living area;
- Compound or parking area;
- Entrance;
- Amenities; and
- Any important property features.
You must not upload:
- Photos or videos of a different property;
- Stock images that falsely represent the property;
- Images copied from another listing without permission;
- Misleadingly edited images;
- Images that hide major defects;
- Offensive, explicit, violent, or unlawful content;
- Photos containing private information that should not be public; or
- Images that infringe another person’s rights.
RentRightGH may remove images or videos that appear misleading, poor quality, inappropriate, unrelated, or inconsistent with these Listing Standards.
8. Rental Price and Fees
The rental price must be accurate and clearly stated.
If additional fees apply, the listing should disclose them where relevant. These may include:
- Security deposit;
- Advance rent requirement;
- Agency fee;
- Viewing fee, if applicable;
- Maintenance fee;
- Service charge;
- Utility charges;
- Parking fee; or
- Other required charges.
You must not advertise one price and demand a different price after renters contact you, unless the original listing clearly explained the pricing conditions.
RentRightGH may remove or restrict listings that use deceptive pricing, hidden fees, false discounts, or misleading payment terms.
9. Contact Information
Lister's contact information must be accurate and must belong to a person or business authorized to respond to the property.
You may not use contact details to mislead renters, impersonate another person, redirect renters to unrelated services, or collect renter information for unlawful or deceptive purposes.
If contact information changes, you must update the listing promptly.
10. Duplicate Listings
You should not post the same property multiple times in a way that clutters the platform or misleads users.
Duplicate listings may be removed, merged, restricted, or rejected.
RentRightGH may treat listings as duplicates if they appear to advertise the same property using substantially similar photos, location, description, price, or contact details.
11. Prohibited Listings
The following listings are not allowed:
- Fake properties;
- Scam listings;
- Unauthorized listings;
- Duplicate listings intended to manipulate visibility;
- Listings with false or misleading prices;
- Listings using photos from another property without permission;
- Listings for properties that are not available;
- Listings that impersonate another landlord, agent, company, or property manager;
- Listings that redirect users to unrelated websites or services;
- Listings that promote illegal activity;
- Listings that contain offensive, abusive, threatening, explicit, or harmful content;
- Listings that discriminate unlawfully against people;
- Listings that violate another person’s privacy or intellectual property rights; or
- Listings that otherwise violate RentRightGH’s Terms and Conditions or policies.
12. Discrimination and Fair Treatment
Listings must not include unlawful discriminatory language or conditions.
You may not post listing content that unfairly excludes, insults, targets, harasses, or discriminates against people based on protected or sensitive characteristics under applicable law.
Listings should focus on the property, rental terms, availability, and lawful requirements.
13. Verification and Supporting Information
RentRightGH may request supporting information before or after a listing is posted.
This may include information to help confirm:
- Property ownership;
- Permission to advertise;
- Agency authority;
- Property manager authority;
- Business identity;
- Contact information;
- Listing accuracy;
- Property availability; or
- User legitimacy.
RentRightGH may reject, suspend, remove, or restrict a listing if requested information is not provided or if the information provided appears incomplete, false, inconsistent, or unreliable.
Any review, approval, or verification by RentRightGH does not guarantee that a listing, property, landlord, agent, property manager, or transaction is safe, lawful, accurate, or risk-free.
14. Featured, Promoted, or Paid Listings
Paid listings, featured listings, promoted listings, subscriptions, verification services, or advertising placements must still follow these Listing Standards.
Payment does not guarantee approval, continued publication, ranking, visibility, inquiries, leads, rental success, or exemption from moderation.
RentRightGH may reject, remove, suspend, or restrict a paid listing if it violates these Listing Standards, the Terms and Conditions, or any other RentRightGH policy.
Refund eligibility, if any, will be handled under the RentRightGH Payments and Refunds Policy.
15. Listing Review and Moderation
RentRightGH may review, approve, reject, edit, remove, suspend, or restrict listings at our discretion.
We may take action if a listing appears to be:
- False;
- Misleading;
- Inaccurate;
- Duplicative;
- Unauthorized;
- Fraudulent;
- Unlawful;
- Offensive;
- Poor quality;
- Harmful to users;
- Inconsistent with our policies; or
- Likely to create legal, security, operational, or reputational risk.
We are not required to review every listing before it appears on the website. Publication of a listing does not mean RentRightGH has verified or endorsed it.
16. User Reports and Complaints
Users may report listings that appear fake, misleading, unavailable, abusive, discriminatory, unauthorized, or otherwise problematic.
Reports may be submitted to:

When submitting a report, users should include:
- Listing title;
- Property location;
- Link to the listing;
- Reason for the report;
- Any supporting evidence; and
- Contact information, if follow-up is needed.
RentRightGH may review reports and take action at our discretion. Submitting a report does not guarantee that a listing will be removed or that a specific action will be taken.
17. Renter Responsibility
RentRightGH is a rental listing platform. Renters are responsible for conducting their own due diligence before making payments, signing agreements, visiting properties, or sharing personal information.
Renters should independently verify:
- Property existence;
- Property condition;
- Lister identity;
- Landlord, agent, or property manager authority;
- Rental price;
- Deposit or advance rent requirements;
- Lease terms;
- Payment instructions;
- Property availability; and
- Any other important rental details.
Renters should be cautious about making payments before viewing a property, confirming authority, and reviewing rental terms.
18. Lister Responsibility
Listers are responsible for the accuracy, legality, and completeness of their listings.
Listers are also responsible for:
- Responding honestly to renter inquiries;
- Updating listings when information changes;
- Removing unavailable properties;
- Honoring the information provided in the listing;
- Avoiding deceptive pricing or false availability;
- Protecting renter information received through the platform;
- Complying with applicable laws and regulations; and
- Resolving disputes related to their listings or rental dealings.
RentRightGH is not responsible for false statements, omissions, unauthorized listings, failed transactions, disputes, payments, deposits, or rental arrangements between users.
19. Misuse of Renter Information
Listers may receive personal information from renters who contact them through RentRightGH.
Lister contact with renters must be related to the rental inquiry or lawful rental-related communication.
Listers must not misuse renter information for spam, fraud, harassment, unrelated marketing, identity theft, unauthorized sharing, or unlawful purposes.
20. Enforcement Actions
If you violate these Listing Standards, RentRightGH may take one or more actions, including:
- Rejecting a listing;
- Editing or removing listing content;
- Removing photos or videos;
- Suspending or limiting listing visibility;
- Removing paid promotion;
- Requiring additional verification;
- Warning the user;
- Suspending or terminating the user account;
- Restricting future listing activity;
- Reporting suspected fraud or unlawful conduct to appropriate parties; or
- Taking any other action we consider appropriate.
We may take action without prior notice where we believe immediate action is necessary to protect users, the platform, or the public.
21. No Endorsement
RentRightGH’s publication, review, approval, verification, promotion, or display of a listing does not mean that RentRightGH endorses the listing, property, lister, landlord, agent, property manager, or transaction.
Users should make their own independent decisions and seek appropriate advice where needed.
22. Changes to These Listing Standards
We may update these Listing Standards from time to time.
If we make material changes, we may notify users by posting the updated Listing Standards on the website or by other appropriate means.
The updated Listing Standards are effective when posted, unless otherwise stated.
Your continued use of RentRightGH or continued posting of listings after updated Listing Standards are posted means you accept the revised Listing Standards.
